THE HOME-BUYING PROCESS-

Talk with your real estate agent and give them your criteria for the type of home you would like to purchase. We can set up a computerized automated search that will alert you as homes come on the market that match your needs.

Call your real estate agent whenever you see a home you are interested in seeing. Your agent can show you any house regardless of who is selling it. Remember, YOUR real estate agent is the only agent who is working to protect YOUR best interests.

Once you have found the home you would like to purchase, work with your agent to write an offer. The negotiation process might take more than one offer and counter offer.

Once the offer is accepted by both the buyer and the seller there are a few steps that need to take place before closing.

FOUR THINGS YOU NEED TO DO RIGHT- AWAY

Select Your Mortgage Company

This needs to be done as soon as possible to ensure your mortgage company has enough time to process your loan before closing. The Wertan Team has a list of Companies we recommend.

Choose Your Closing Attorney

The closing attorney needs to have enough time to conduct the title search and prepare all of the documents for the transaction. Choosing an Attorney that specializes in Real Estate closings is essential since other Attorney's can cause delays and often charge the client for their learning curve, we at The Wertan Team have a list of Attorneys that we recommend.

Schedule Your Home Inspection

Select a home inspector and schedule your home inspection before the inspection deadline. If the deadline is missed you forfeit your right to a home inspection. You can obtain a list of home inspectors from the American Society of Home Inspectors website or you can choose from the list that we at The Wertan Team recommend.

Obtain Homeowners Insurance

Choose an insurance company and obtain homeowners insurance for your new home. You cannot close a loan for your new home without homeowners insurance. Sometimes it is difficult to find insurance and a lot of times there is a large variance between companies, so we recommend that you get at least 3 quotes. The Wertan Team has a list of recommended insurance companies.

OTHER ITEMS TO BE DONE BEFORE CLOSING-

Utilities: Call the WATER, ELECTRIC, & CABLE companies and have the services at your new home transferred to your name before closing. Also remember to cancel the utilities at your current residence. The Wertan Team has a list of all utility providers in the Charleston area with info on deposits required, phone #'s, time required for service, etc.

Forward Mail: Have the post office forward all of your mail from your current address to your new address. Notify all important parties of your address change (i.e. bank, credit card company, employer, insurance co’s, etc.) The Wertan Team has Address Change Packages Available at our office so you don't have to go to the Post Office.

Refer Family & Friends: Tell your family, friends, & co-works about the great job your real estate agent did helping you find your home. Certified Check for Closing: If you need to bring money with you for closing, you will need to get a certified check from your bank in the exact amount owed. Your real estate agent will be able to get this amount to you the day of closing, also you may need to wire funds if they are over $50,000.
